Most building managers will not let a vendor on the floor without a certificate of insurance on file. My Carpet Cleaning is licensed, bonded and insured, and a certificate of insurance can be provided on request before the first visit; just tell us who the certificate holder should be.
The certificate is issued in our legal name, Premier Rug Cleaning LLC d/b/a My Carpet Cleaning, the same name as on the invoice. The IICRC-certified technicians who come to your building work for the family-owned company that has cleaned Chicagoland carpet since 1998.

Scheduling
Clean during business hours or after, your call
Some tenants want the crew out before the first shift; others prefer we work while the office is open. After-hours service is available, evenings and weekends included, and we set the window so the carpet is dry before people arrive.
The truck-mounted unit stays in the parking area or at the loading dock; only the hoses come inside, so the noise stays outside and nothing is plugged into your circuits.

How commercial carpet is priced
Commercial carpet is quoted per square foot after a walk-through. We measure the area, note soil level and layout, and send a written quote with the square footage so you can compare bids.
Small offices are priced on the residential schedule: $100 for one area (up to 300 sq ft), $180 for two areas and $50 for each additional area. The appointment minimum is $180, or $220 inside Chicago ZIP codes. See the full price list or the price calculator.

Maintenance plans
Put your cleaning on a schedule
Service plans are customised to the building rather than sold off a shelf. After the walk-through we propose a rotation sized to your traffic: the areas that gray out first are cleaned more often, the rest no more than they need, and the plan is adjusted whenever your occupancy changes.
Entrances and corridors
Lobbies, elevator landings, main corridors and break rooms carry most of the tracked-in soil, so they sit on the shortest cycle.
Open-plan floors
Workstation areas stay on a regular rotation, usually low-moisture encapsulation between deeper extraction cleans, so the floor looks consistent.
Private offices and meeting rooms
Lower traffic means longer intervals. We clean these on the same visit as the traffic lanes when they are due.
Two methods
Hot water extraction or low-moisture encapsulation
We use two methods on commercial carpet, pick between them on the walk-through, and often use both on one floor.
Truck-mounted hot water extraction
Hot water and a pre-spray are worked into the pile and extracted by the truck-mounted unit with the dissolved soil. It is the deep clean for heavily soiled carpet and for medical and restaurant floors. Carpets dry in 2-4 hours, so it usually runs in an evening or weekend.
Low-moisture encapsulation
A crystallizing cleaning agent is worked into the carpet, surrounds the soil and is vacuumed away as it dries. Very little water is used, so the carpet is dry in about an hour and the space stays open; it suits low-pile glue-down carpet and carpet tiles. Read more about commercial dry carpet cleaning.

Beyond carpet
Office chairs, lounge seating and partitions
Task chairs pick up the same soil as the carpet under them, and the reception sofa is often the first thing a visitor touches. We clean fabric seating on the same visit as the carpet, at the per-piece prices below, using hot water extraction and a fabric-safe rinse, and the pieces are dry in 4-8 hours. Fabric partition panels and cubicle walls are measured on the walk-through and quoted with the carpet, since there is no per-piece price for them.

Do we need to move furniture before you arrive?
No. We move light pieces such as chairs and small tables and put them back; desks, filing cabinets and workstations stay in place and we clean around them.
How are we invoiced?
The invoice is emailed through our booking system after each visit, ready to forward to accounts payable.
