Recliners, chaises, daybeds, headboards, benches and office chairs are quoted when you book. Leather is cleaned too; it has no list price, so it is quoted per piece when you book. Silk and S-coded fabrics are not on this price list: tell us what you have and we will say whether we can take the piece. X-coded fabric is vacuum-only and is not cleaned. Mattresses are a separate service, quoted by size.
Everything on this page is done in your home with the truck-mounted unit and a hand tool sized for cushions, arms and seams. Nothing is taken away. The one thing we check before any solution touches the fabric is the manufacturer’s cleaning code.
Cleaning lifts body oils, dander, pet hair, food and drink spots and the general grey that builds on arms and seat fronts. It does not reverse sun fading, dye transfer from jeans, pilling or fabric that has worn thin. The technician tells you which is which during the walk-through, before the work starts.
Look under a seat cushion or on the frame for a tag with one of four letters. It is set by the fabric maker, and we follow it.
No tag? The technician tests a hidden spot for color bleed and shrinkage before choosing a method. On the October job with six linen dining chairs, the code check came first on every piece.
This is the order of work on every upholstery job we publish. A large sectional and a sofa in Chicago took about an hour; one large sectional in Lincoln Square took two; a loveseat and five dining chairs in Naperville took 1.5 hours; two sofas, a sectional piece, six dining chairs and a rug took 7. You get a time estimate on the walk-through.
The technician confirms the pieces on the quote, finds the cleaning code on each one, looks at spots you point out and tells you what will and will not come out.
Crumbs, dander and hair are vacuumed and brushed out of seams and the corner join before anything gets wet, so they are not pushed deeper into the fill.
Seats, arms and backs are pre-sprayed. Coffee, food and pet spots are treated on their own before the general pass rather than left to the rinse. See what goes on the fabric.
The truck-mounted unit rinses and pulls the solution back out through the hand tool, one panel at a time: seat faces, cushion fronts, arms, backs, skirt. Moisture stays controlled so the fill does not get soaked.
Deodorizer where there is a pet or smoke odor to deal with, and fabric protector if you asked for it, applied after cleaning so spills bead up instead of soaking in.
Cushions are groomed and set back in place and you walk the pieces with the technician. Fabric is dry to the touch in 4 to 8 hours; a fan or open window shortens that.

None of this is required, but it saves time on the clock and gets a better result.
Per piece: sofa $130, medium sectional $180, loveseat $100, chair or ottoman $40, dining chair $25. Fabric protector or deodorizer is an add-on per piece ($5 to $35). The appointment minimum is $180, or $220 inside Chicago ZIP codes, so a single sofa is billed at the minimum. Large sectionals are quoted by size when you book, and a $40 portable unit applies to any job two or more floors up with no elevator.
Fabric is dry to the touch in 4 to 8 hours. Moisture is kept low during extraction, and a fan, open window or the furnace running shortens the wait. Humid summer days push it toward the longer end. Cushions are set back in place at the end of the visit, so the piece is ready to use once it has dried.

S fabrics cannot take water, so tell us the code when you book and we will say whether we can take the piece. X means vacuum only, which we do not clean. No tag? Microfiber, linen, cotton, chenille, polyester blends and W or WS velvet are everyday work for us. Six linen dining chairs were part of an October job in Chicago. Leather is cleaned too; it has no list price, so it is quoted per piece when you book. Silk is not on the price list: describe the piece when you book and we will say whether we can take it.
Hair and dander are brushed and vacuumed out of the seams first, then extracted; the October sectional job in Chicago was booked for cat hair. Urine is different: the odor sits in the cushion fill, so the area gets a urine-specific treatment before cleaning and deodorizer after. Old urine that has reached the frame may not come out completely, and we say so during the walk-through.
Sun fading, dye transfer from dark jeans, pilling and worn fabric are not soil and do not change with cleaning. Old stains that were scrubbed with a store product or left to set for months may lighten rather than disappear. Fresh coffee, wine, food and most everyday spots come out. The technician tells you which is which before the work starts.
No. The pieces are cleaned where they sit, and the technician handles the cushions, including the seat deck underneath. Clearing throws, pillows and toys from the piece and leaving a parking spot near the entrance for the van is all the prep that helps.
The rinse, spotter and deodorizer are professional-grade products listed by maker on our products page, and they are rinsed out of the fabric during extraction rather than left in it. Keep pets in another room while the equipment runs and let the fabric dry before anyone sits down.
The per-piece prices are fixed and you are charged what we quote. The walk-through can change the scope, for example an S-coded fabric that cannot be cleaned with water or a sectional larger than the medium size on the price list. In that case you decide before any work starts.
Yes, and most people do, because a single sofa or loveseat on its own is billed at the $180 minimum ($220 in Chicago). Carpet is $100 for the first area and the same crew does both on one visit. Rugs can be cleaned in the home or picked up for washing at our plant.
Every 12 to 24 months for a sofa that gets daily use, sooner with pets or allergies, and whenever a spill has set in. Fabric protector applied after cleaning makes the next spill easier to blot and stretches the interval.
