What It Does

A stain-resist coating for freshly cleaned carpet and fabric

Carpet and fabric protector is a clear, stain-resist coating we apply after cleaning. It bonds to the fibers and makes them repel liquid, so a spilled drink beads on the surface for a moment instead of soaking into the pile. That moment is what gives you time to blot before the spill becomes a stain.

The same coating slows re-soiling. Dry soil has a harder time clinging to a protected fiber, so routine vacuuming lifts more of it and traffic lanes take longer to grey out.

Most carpet and upholstery leaves the factory with a protector on it. Foot traffic, vacuuming and cleaning wear that layer down, which is why the busiest rooms stain first. Reapplying after a professional carpet cleaning or upholstery cleaning puts it back.

  • Spills bead up. Liquid sits on top of the fiber for a moment instead of wicking in, so a quick blot removes most of it.

  • Slows re-soiling. Protected fibers release dry soil to the vacuum more easily, so hallways and family rooms stay brighter.

  • Dries with the carpet. Applied right after extraction, it adds no dry time: 2-4 hours for carpet, 4-8 hours for upholstery.

How We Apply It

Applied after extraction, groomed into the pile

Protector only works when it bonds to clean fiber, so it is always the last step of a cleaning, never a stand-alone visit.

Transparent Pricing

Carpet and fabric protector cost

Protector is an add-on to a cleaning, priced per carpet area or per piece of furniture; the full price list shows every rate. Not happy? Call us within 7 days and we will re-clean the area or refund your payment.

Protector rates

  • Carpet protector (per area, up to 300 sq ft)$15
  • Sofa$30
  • Sectional$15
  • Loveseat$35
  • Chair$20
  • Ottoman$15
  • Dining chair$5

Worked example

Protector on three carpeted rooms is $45 on top of the cleaning; on a sofa and two chairs it is $70. Because it is applied during a cleaning, the $180 appointment minimum ($220 inside Chicago ZIP codes) applies to the job as a whole. The final price is confirmed before we start.

Build your own estimate with the online calculator, which lists protector as an add-on for each area and each piece.

When To Reapply

Reapply after each professional cleaning

Protector wears with use rather than on a calendar, so we do not quote a number of months. These are the signs it is time.

What It Is Not

Protector is not a stain guarantee

It buys time and makes cleanup easier; it does not make carpet waterproof.

  • It does not replace prompt blotting. A spill left to sit will still soak in. Blot with a clean white towel from the outside in, and never scrub.

  • Dye stains can still stain. Red wine, coffee and pet accidents that reach the pad can mark a protected carpet. For spots that do not come up, see our stain removal service.

  • It does not fix existing stains. Protector goes on clean fiber. Spots are treated during the cleaning that comes before it, not covered up by it.

FAQ

Carpet protector questions

What homeowners ask us about protector before adding it to a cleaning.

For busy rooms, yes. At $15 per area it gives you time to blot a spill before it soaks in and keeps traffic lanes cleaner between professional cleanings. It matters most in hallways, family rooms, on stairs and anywhere kids or pets spend time; on a rarely used guest room you can skip it.

Carpet protector is $15 per area (up to 300 sq ft). On upholstery it is priced per piece: sofa $30, sectional $15, loveseat $35, chair $20, ottoman $15 and dining chair $5. It is applied as part of a cleaning, so the $180 appointment minimum ($220 inside Chicago ZIP codes) applies to the job as a whole.

No. It makes the fibers repel liquid so spills bead up and are easier to blot, and it slows re-soiling. A spill left to sit, a dye-based stain like red wine, or a pet accident that reaches the pad can still mark a protected carpet. Blot promptly, and call us for stain removal if the spot does not come up.

It wears with foot traffic and vacuuming rather than on a calendar, so a hallway loses it long before a guest room does. We do not quote a number of months. Reapply at the end of each professional cleaning, because hot water extraction removes what is left of the old coating.

Yes. We apply fabric protector to sofas, sectionals, loveseats, chairs, ottomans and dining chairs after cleaning them, priced per piece. The technician checks the fabric care code first. Upholstery dries in 4-8 hours, and the protector dries with it.

Keep foot traffic light until the carpet is dry, 2-4 hours for carpet and 4-8 hours for upholstery, then use the room and vacuum as normal. When a spill happens, blot it with a clean white towel from the outside in; do not scrub.
